TENANT INFORMATION
Thank you for your enquiry to rent a property with ELY ESTATES. Before completing the Registration Form you should be aware of the following: -
If you decide to rent a property with ELY ESTATES there will be a further, comprehensive, Application Form to complete. You will be required to furnish further details about your current employment, and previous employment if you have changed your job within the last 6 months, and 2 character references - NOT members of your family. We will, also, require details of your current mortgage lender, rental agency, bank and we will need sight of your last 3 months pay slips and bank statements together with proof of indentity in the form of a Passport, picture Driving Licence and current utility bill. These are needed to establish your financial status and details are required for all persons wishing to be party to any Tenancy offered. You should be mindful that you are intending to live in someone else's home and we need to take every step to ensure that it is protected. We cannot accept your Registration Form unless you are able to support the full monthly rent and additional rent from your own resources and without any assistance from Housing Benefit or a Deposit Guarantee Scheme. In addition, please note that NONE of our properties will accept Multiple Tenancies.
You must be able to provide both the initial rent and additional months rent at least 7 days prior to any Tenancy commencing. THE ADDITIONAL RENT WILL BE EQUAL TO ONE MONTHS RENT PLUS 25%. All documents relating the Tenancy must be signed on, or before, the commencement of any Tenancy by all persons named on the Tenancy. Any Tenancy offered will be for an, initial 6 month period. The majority of our properties are offered on a carpets, curtains and cooker basis. All properties are offered as seen and we cannot guarantee any additional facilities prior to, or during, a Tenancy.
Viewings of properties are by strict appointment and at the convenience and availability of the existing tenant or the staff of ELY ESTATES.
ELY ESTATES is under no obligation to rent a property to any applicant/s and the commencement date of any Tenancy will be determined by ELY ESTATES. As a guide we would normally be able to proceed within 10-14 working days from receipt of satisfactory references and initial rent and additional rent. This timescale may be longer if the property is currently tenanted and you will be given a likely timescale as, and when, you decide to proceed with a particular property.
On the date and time agreed by ELY ESTATES for you to move in all persons who are named on the Agreement will be expected to meet at the property with a representative of ELY ESTATES to sign the Tenancy Agreement and go through the prepared inventory. At that time the property keys will be released.
There is no fee for completing the attached Registration Form. There is a non-refundable Administration. Please only complete and sign the attached form if you are able to comply and agree to ALL of the above. This will help us to provide the service we aim to give and to avoid disappointment.
